Will a multiplex work on your lot?
Enter an address and get a first set of numbers: how many homes the zoning allows, what the build is likely to cost, what the homes could sell for, and what is left at the end.
Before you start
What you need
- The property address. The rest is looked up for you.
- Your name, email and a phone number that can receive a text. The calculator asks for these before it shows the numbers, and texts a code to confirm the phone.
Would rather not leave your details in a form? Send Costar the address and the team will run it for you.
This is a first estimate from public records: assessments, listings and nearby sales. It cannot see your soil, trees, servicing, easements, or what your design will cost to build. Confirm zoning with the city and get a written budget from a builder before you decide. This site provides general information about construction, zoning and cost, not professional or legal advice. Rules, fees and cost figures change over time. Confirm current terms, licences and pricing with a Costar consultant in writing before you sign a contract.
What you will see
Four questions, answered.
What can you build?
How many homes the lot's zoning allows.
What will it cost?
A first figure for construction and project costs.
What could the homes sell for?
Based on what similar homes nearby have sold for.
Do the numbers work?
What is left after the costs come out.
Next step
The numbers looked good. Now what?
Bring the report to a free one-hour consultation and Costar will tell you what it misses on your lot. Costar builds multiplexes across Metro Vancouver, including the 6-plex in Killarney and the 5-plex on East 40th Avenue in the project gallery. If the lot is a poor fit, the team will say so.
Questions
Questions about the multiplex check
What does the multiplex check show?
It is a first financial picture of a multiplex on one lot: how many homes the zoning allows, a first figure for construction and project costs, what the finished homes could sell for based on nearby sales, and what is left after the costs come out. The calculator is made by VanPlex, a Vancouver company that models multiplex projects, and Costar shows it here so you can run your own lot before a consultation.
What do I need to run it?
The property address. The calculator looks up the lot's own records, including assessment data, zoning and nearby sales, and builds the numbers from there. You do not need to know your lot size or your zoning code in advance.
Which cities does it cover?
VanPlex says coverage is strongest across Metro Vancouver, which includes the eight cities Costar serves: Vancouver, Richmond, Burnaby, Coquitlam, New Westminster, North Vancouver, West Vancouver and Port Moody. Some addresses fall outside the modelled zones and return a general result instead of a full report. If yours does, send the address to Costar and the team will look at it directly.
How accurate are the numbers?
Treat them as a first check. The model works from public records and cannot see your soil, your trees, servicing upgrades, easements, or what your design will cost to build. Those are the things that change a real budget, and they are what Costar goes through with you in the free consultation.
Is it free, and is there a limit?
There is no charge. VanPlex asks for your name, email and a phone number before it shows the numbers, and texts a code to confirm the phone. VanPlex also limits visitors to three reports a week. If you want more lots looked at, or would rather not leave your details in a form, send the addresses to Costar and the team will run them for you.
Who makes the multiplex check, and where does my report open?
The calculator is made by VanPlex, a Vancouver company that models multiplex projects, and its numbers come from VanPlex's own service. When you pick an address, the full report opens in a new tab on vanplex.ca. Costar shows the search box on this page and has not audited VanPlex's model, so treat the report as a first check.
Can Costar run a lot for me if I would rather not use the form?
Yes. Send the address to Costar and the team will look at it directly. This also helps when an address falls outside the zones VanPlex models, when you want more than the three reports a week VanPlex allows, or when you would rather not leave your details in VanPlex's form. A free one-hour consultation follows.
What happens after I get the numbers?
Bring the report to a free one-hour consultation. Costar builds multiplexes in Metro Vancouver, including the 6-plex in Killarney and the 5-plex on East 40th Avenue in its project gallery, and will tell you what the report misses on your lot. If the lot is a poor fit, the team will say so.
